Mother purchased home with my name on deed as right of survivorship.  My name is not on the mortgage.  Mother passed 6/24.  I've been making the mortgage payment since that time.  Rented property 11/24 for less than mortgage.  Can I claim mortgage interest paid for 2024?  Deed recorded in my name only.  Any other deductions that can be claimed?

You can deduct any ordinary and necessary rental property expenses that you actually pay.  As an aside, you may want to consult an attorney ASAP because the mortgage cannot held by a decedent.
